We have many years of experience working in the LIHTC space. These are the most frequently asked questions and their answers about the RealNet application. If you have any questions you did not see answered here, contact us. Can I use RealNet to track my CRA investments? Yes. RealNet 7 has the ability to track actual CRA allocations as compared to the overall investment goal for a fund and/or assessment area. Assessment areas can include city, state, zip code, MSA, or a customer defined list. What types of tax credit investments can I track in RealNet? RealNet can accommodate all types of investments that have housing related tax credits including Low Income, Historic, and New Market credits. Many of our deals are split between more than one fund. Can RealNet handle this? Yes. RealNet has a flexible ownership structure that can handle complex ownership of a property or fund. This structure includes split percentages for ownership and distribution sharing that is stored to accurately reflect historic ownership arrangements. How can RealNet help me manage the day-to-day activities of my growing portfolio? RealNet has a Tickler function that can alert users to changes in their portfolio. It can alert the user to changes of key operational values based on a customer-defined tolerance (i.e. Vacancies greater than 8%, DCR less than 1.1%, etc.). It can also be used to remind users to complete activities based on due date (i.e. insurance expiration, reports missing or overdue, etc). I receive operational data from my properties every quarter; can I upload this data into RealNet? RealNet uses a powerful Workflow engine that is used to facilitate the efficient tracking and entry of periodic data. The entry method may be through manual entry or the electronic upload of data. This data is then available for review and changing before being transferred into the database as "live" data. Our company has standardized all reporting using a single reporting tool. Will we be able to connect to the RealNet database to create reports? The RealNet database can be accessed by any reporting tools that can connect to a database via JDBC/ODBC. Additionally, RealNet includes a user-friendly ad hoc reporting tool that can put data into the hands of those who need it in a timely, effective manner. Do we have to run RealNet on our own servers or are there other options? While many of RealNet's customers choose to run the software from their own servers, we do offer a hosted solution. We have partnered with a third-party internet hosting firm that can provide our customers with a secured, reliable server environment for running RealNet. My company has 30 people in 5 different locations that may want to use RealNet all at one time. Is that a problem? RealNet is a web-based application that utilizes scalable technologies that can accommodate small to large user groups. Since it is web-based, it can be made accessible to users in multiple locations via the internet or your corporate intranet. We have an existing system that has all of our data on it. How would we get the data onto RealNet? RealNet's team of consultants has considerable experience in performing electronic data conversions from customers' existing database systems into the RealNet database. We can provide assistance with mapping the data as well as perform any programming necessary to convert the data. If RealNet doesn't have all of the functionality that I need, can it be customized to meet my business needs? As part of implementing RealNet for a customer, an experienced business analyst is provided to identify any missing functionality that a customer may require. This functionality can be added to RealNet as an enhancement to the base product that will be available to the entire RealNet user community. |
